Jon Klaus Nice response rate! I have a somewhat related question, I was going to drop my mailers tomorrow, they would be out by monday of thanks giving week. Should I wait until after the holidays to drop mail? I am fine taking calls over the holiday, im just afraid my response rate will decline because its thanksgiving week.

Rich Darragh That $5,000 figure likely only includes the condenser and handler. I am talking about duct work as well.

If a property does not have central air not only are you going to have to purchase a handler and condenser, but you are going to have to do duct work as well correct?
What would be a good estimate for the cost of putting in duct work in a house that does not have central air, cost in sq footage preferably.

I had another question related to probate & estates. I noticed in the tax roles I have found properties such as:
John Smith EST or John Smith Estate.
Whats the difference between a probate case, and a property that's already labeled an estate in the tax rolls such as the above example?

Well I am an investor, but for this purpose I am wearing my wholesaling hat. I would be leaving a message and letting them know im an active wholesaler in that area and if they are interested in any additional properties to please call me back on the voice mail.
Does that sound like a good approach? The biggest thing is I just dont like pestering people.

After driving through several subdivisions I have amassed a small collection of numbers from for rent signs. I plan on giving them a call sometime tomorrow or early Monday.
Sort of a silly question, but if I cant get a hold of them should I leave a message. Or try and get ahold of them later. I dont want to bother them too much.

Hey thanks for the TX perspective Jerry. Regarding the letters of testamentary, what are they, and how are they assigned to the executor?
