Hey @Isaiah Cortez congrats on this new journey of yours! Very exciting you want to get into the multifamily space. Can't speak to St. Aug but in Central FL (Brevard County+Vero), these are few and far between. There are currently 11 3/4 unit options for sale in Vero and Brevard County ranging from $335,000 - $3.75M. You might be pretty limited with a budget of $500,000. Not to be discouraging because I know they are out there! You might just have to expect some renovation or sacrificing prime location if you want to stick to that budget. Happy to discuss further!

Hey @Bien Nguyen! I'm glad you're taking a trip to the Space Coast, I think you will love it here! There is so much to do. Are you asking for general recommendations for travel (restaurants, activities, etc.) or were you interested in anything real estate specific? I would be happy to help you with either.

@Joseph P Davis its the Brevard Real Estate Investors Association! They generally meet at Hell N Blazes downtown Melbourne. Some super smart people I would definitely recommend.

@Blaise Bevilacqua Congrats man! This is the order of operations I would use.

1. Connect with realtors in any FL city/area you are even remotely interested in. Vet them.

2. Have them put you on MLS searches (basically as soon as now) so that you start to see the price points of each location, quality of product, etc.

3. Use these searches to narrow down what areas you like/don't like and then start planning trips to visit in person to see what you think (could be a great time to visit a few properties in person as well).

4. Get pre approved with about 4 months left in your lease (May 2024), start searching hard

5. Make offers on the best ones, and be under contract before August.

6. Give yourself a month buffer to close, move down, get familiar, etc.

7. Rinse and repeat!

Hey Jonathan,

yeah, unfortunately that's what we got quoted for in the area as well through proper. I got another quote from a company called Kin that was about half as much, however $500k of liability (maxed out) as opposed to the $2M we had at proper. Honestly haven't dealt with Kin but I'd say its worth looking in to so that you at least have options!

I would Echo @Arran Mcconnell for Brevard. Tons of potential and more affordable in general than the Orlando markets.
