Congrats Reagan! This is awesome to hear and I'm glad you got it done! Duplexes are few and far between over here so congrats on finding one that fits your criteria. If you aren't making as much as you hoped with the LTR you might be able to go the STR route (depending on the property and location of course!). Wanted to give an update since my last post. I've found the most economical way to get the most coverage on a STR is to do a 2-policy structure. I've gotten Proper insurance in Palm Bay for building, liability, loss of income, etc. for around $2800 WITHOUT wind and paired that with a wind-only policy for also around $2500. If citizens writes wind-only policies in your area that should be the cheapest, otherwise there are other firms like geovera that will write it.

Hey William. We have a couple STRs in Brevard County and we use "Proper" insurance for our STR policy. Very reasonable, policy is like $3,000 annually with liability coverage, structure, loss of business income, etc. Only issue is the wind coverage; for which we found it WAY cheaper to go with a wind only policy and use the two in conjunction.
