I would seller finance the trailers that way you don't have to manage any repairs and maintenance of the homes. Many mobile home parks just add this additional note payment on top of the lot rent payment, and it's still more affordable than renting an apartment. Hope this helps!

Bummer! Yes, mobile home financing is very tough to find! We've always had to use private lenders when we sell mobile homes. Thanks for sharing... I learned a lot!

Hey Michael! We do deals like these often as we are mobile home dealers in AZ. I would need more information to know if this is a good deal or not such as your location, the size of the mobile home and the year built. We just wholesaled a mobile home like this a few weeks ago and made $15k wholesale fee from the transaction in 48 hours. There is definitely money to made on these types of deals!

Yes, we always recommend newbie investors to niche down and focus on one sector of real estate with less competition.
