Hello all,
I have gotten a divorce and now have the following option with our SFH. My intent is to make the best financial decision for my future. What is the best way to utilize this property.
1. Sell the home and split 100k in equity and purchase a new SFH
2. Keep the home and buy her out of the loan and deed.
Looking for advise here and if any one has been in a similar situation.

I am having a little trouble trying to find people to occupy a room in my SFH property. The property is currently located in Roxborough, CO. I have the room listed on craigslist, roomates.com and AirBNB. Do you all have any advice for me in how I can gain a better response from tenant seekers?
Are the more websites where I should/can post my room?
My goal here is to househack my property by renting 2 of the 3 bedrooms.

@dan mackin I was reading your post and am curios what loans you are reffering to here " you may qualify for other loans that don't have PMI and still have low down payments" because i personally dont own a house but so far all the quotes I received for finance require some type of MI with low down payment ?

I am actually in your same boat looking for a duplex or single home to rent out the basement. I currently have an agent that set up a search on the MLS to send me alerts but identifying which ones are the good deals is tough.

Hi @Daniel Adema I couldn't agree with you more on the condos here in Denver the HOA fees are sometimes outrages. I have been searching for my first property for about a month now and have not found the right one just yet. I am continuing to look in the west side of Denver and my price range is under 300k in my opinion everyone is looking in the same range making it harder to find a good deal on a SFH.

@Garry yes I do also live in Littleton im a little late to seeing this post mention. I am looking into investing in a SFH for my first property and am attempting to do a house hack with a place with a basement. My range is to stay under 300k but like you said its hard to find good deals. I am currently getting alerts that are coming on MLS but havent got any solid leads just yet.

Hey @Colin Carr congrats on the house hack, that is something I am looking to do as well here in Denver. I currently rent in littleton and am looking to buy as early as I can find a deal.
