Hi Nick, give any thought to Cincy? 50k is actually the minimum I would normally advise to have saved to invest, and getting a property for 200k is common! Cash flow friendly market as well!

Hi Mike, it sounds like you are primarily looking for cash flow, stop me if I am wrong though. But Cincinnati might be a good place. Generally, I would recommend midwest of course. But Cincinnati, depending on the area, can offer appreciative friendly areas and cash flowing properties! I would recommend normally at least doing some rehab to really get the full effect. But I have seen recently buyers coming back from their very high expectations. Let me know if any of that sounds good to you!

You may be interested in Cincinnati. You can use a HELOC on your house and use that as a DP, a big DP too if you like. Cincinnati has good SMF properties and I think you will like what you see with a small down payment!

As you have seen before. It would be smart to buy OOS, landlord friendly areas preferred. Florida, Ohio, Texas, Kentucky, etc. I am an agent in Cincinnati, well known for mix of cash flow and appreciative friendly areas. Just like Ray said, having an agent in that area for you is probably the most important. Realtors should know some contractors, lenders, PMs, etc you could use in that area
