I am looking in to a deal that will require an extensive amount of work. I need a GC to help me assess the property and possibly complete the job.

@James Lemon Good work and very motivational; I love your success story! Any pointers on convincing the bank to sign off on multiple loans for investment properties?

Does anyone have experience with a company called Do Hard Money? I found them on BP, and I'm thinking about using them.

Have you comped the other houses in the area? Take note if the house across the street has had any remodeling or Major repairs completes before it sold. Also check out any other features that may have increased the other property's resale value, and use that as a springboard to negotiate your price. Frame your offer in a way that says "You can sell it to me for this price, or you can pour x number of dollars into this property to match the value of the house across the street." Either way, you're giving them a choice to earn for sure money now, or spend thousands of dollars on a chance.
