@Patrice Penda I bought the house with cash and paid cash for the remodel.  The reason I would need hard money is because I have 9 conventional loans at the moment.  I can always get one more I guess.  I do have another house that needs refi'ing, maybe I'll to a portfolio with the two of them....?

Does anybody on here know of a lender, hard or conventional, that will refinance a rehabbed home owned outright in under six months of ownership?  I bought a place at auction, didn't need as much work as I thought, work got done fast and it's rented in 2 months.  Now I want to pull my $$ out, but don't want to wait 4 more months....#myfirstBRRRR

So I am only getting enough down payment to pay off my existing loan, the remaining amount is amortized over 10 years.  What should I do?

Hey folks,

    I am owner financing a property I own.  I am making a profit, but since I am financing the sale, my payout is over a 10 year period.  Do I have to pay capital gains on that??

I have a condo I am selling in Lake Tahoe, which we'd love to hold on to, but just have too many assets.  The rental market is extremely competitive here, and this could most likely get $2500/mo on a year lease.  This summer we had it on Airbnb and netted 3k/mo on average.  The Truckee area is an ever appreciating market and lower priced homes and condo's are extremely hard to come by.  Average listing days for a home in 500k-800k is two weeks.

This condo is on the ski hill of Tahoe Donner Ski Bowl. This is a small family mountain in one of the country's highest ranked HOA, Tahoe Donner. You can walk to the chairlift and base lodge from the condo. At the complex, their is also a pool, hot tub and sauna for residents. The HOA at the ski bowl takes care of all exterior needs of the buildings, including any type of water or snow penetration into your residence. Therefore, maintenance bills are close to nothing and insurance is only $145/year. HOA fees, which include two HOA's, are 550/mo.

    The other amenities within Tahoe Donner are:

Rec center with gym, exercise classes, 3 pools, 3 hot tubs, sauna, steam room

World class golf course

3 Restaurants / 2 Bars - high quality food, dinning room and pub style bar, pizza restaurant

Hiking / Mountain Biking trails

Equestrian Center

Cross Country Ski Center

Private Beach Club on Donner Lake
