Columbus, OH is a strong market to invest in. I started investing here after moving from Florida because of the growing area. I spend all day sourcing deals now.

I think equity and cash-flow are equally important but have different roles. The cash-flow should be used to build a reserve for all properties while the equity will create the real wealth.

A lot of OOS investors are having great success with BRRRRs here in Ohio. It is very important to have a solid team and strategy in place, because you're taking on a lot more risk than a typical rent ready purchase. I like Columbus for BRRRRs because of the mix of cash-flow and appreciation. When doing BRRRRs, you may have to leave some money in your deal, but you'll still be able to scale a lot faster than the typical buy & hold strategy. Your COC returns also increase significantly with this strategy.

Cleveland is another market where BRRRRs work. You just need to make sure you hire out the right contractors, as there are a lot of unreliable GCs there.

That's great that you're scouting out the market! 

When you're touring neighborhoods... for cash-flow, I would into areas up north like Linden and areas on the west side of Columbus, like Franklinton and Hilltop.

Linden is seeing a large amount of investment activity within residential 1-4 unit properties and newly developed facilities, which were ignited by the ONE Linden Plan. With new construction and renovations going on, on almost every block.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story venue.

Hey Marisa, I would do deep dives into different markets that are showing positive growth trends and expanding industries. See how the real estate has been in the past and current for each of these markets. Compare and identify 2 to 3 that fit your criteria the best. Then start interviewing people to see where you think you could build the best boots on the ground team.

A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest markets like Indianapolis, Columbus, and Cleveland. because of the affordability and numbers making more sense.

Prices are still low enough to find 1% rule deals and there's a ton of appreciation happening in certain markets as well.

POS report is separate from the scope of work your contractor gives you. It's a list of items that the city requires you to fix. Only certain municipalities in Cleveland require a POS inspection, but it's important to keep in mind when you're doing your due diligence. In some cases, it can make or break the deal. 


I highly suggest working with a solid realtor who can refer you to a trustworthy team so you can be successful on your flips.
