Hello BP, I  find myself needing to establish a relationship with a real estate attorney in Nashville.  Does anyone know of any that are reasonable and who work with wholesalers?

Greetings all, 

I'm a noob wholesaler and I'm wondering if anyone has tips or info on wholesaling homes in some of Nashville's outlying cities like Dickson, TN or Lebanon, TN, etc. Is the market doing well outside of the metro area as well? Are there cash buyers in these far flung hamlets? Thanks.

Hello all,

So I am trying to learn the art of flipping homes, or wholesaling to be more contemporary. It looks like probate estates may be an interesting niche to pursue. I have come across a 4 bed/ 2 bath home that is for sale by owner. It has been listed since October of last year and is being sold to settle the estate of a decedent. Here is the description from the listing:

"Upstairs has living room, kitchen with breakfast area, 3 bedrooms and a full bath. Down stairs has a living room/dining room, kitchen/den combination, one bedroom, a full bath with washer/dyer connections. Patio downstairs and balcony upstairs Plenty of room for a large family or a mother-in-law apartment. New carpets and new paint inside and outside. Ready to move in. Owner died and the Executor is selling to settle the estate. No owner financing."

It is in a nice neighborhood in a mid range area of town. They have it listed at $149,500. There are very similar homes in that neighborhood that have recently sold for 130 and 140k respectively. It seems like it could be something worth pursuing and I wanted to know how some of the more experienced investors on here would move forward with this one.

Greetings all! My name is Samuel H. Bolton. I have been researching and reading about real estate investing for a few years off and on. I feel like it is time to take it to the next level and get my feet wet. I will be closing on my first property within the next month, a duplex. I plan to live on one side with my wife and rent the other. I acquired it through a conventional FHA loan and I hope that is the last time I will have to go through a standard mortgage lender for the next few years.

I am very interested in learning how to acquire properties subject to the existing loan and through owner financing. My goal is to achieve financial independence in five years or less (emphasis on less). I currently work full-time at a non profit organization and make about as much as a public school teacher. My wife also works as a nurse.

When I achieve independence, I want to continue to travel the world with my wife and loved ones. I am excited to network, learn, and grow! Thanks!
