Brendan sounds like you are being methodical and going about things the right way. I’ve been house hacking a duplex in southside for 3 years now. Happy to chat/text/ if you wanted to talk shop. I have some RE experience (3 total deals so far, and looking for a fourth), but not as much as someone like Anthony above (my agent).  My biggest recommendation/piece of advice is not to be overly picky with your first duplex purchase. Maybe have a couple non negotiable’s in your search, but anything outside of that, as long as the numbers work after you leave, then pull the trigger. The increase in your savings rate is a life changer.

I’m not an expert by any means, but I would say do what’s logical. It’s hard to give advice without being able to walk through the property with you and point out specific things to do. But if your tenants are taking care of the place and paying, maybe wait until one moves to flip the unit and raise the rent?

For what it’s worth, sometimes the hardest thing to do is nothing. That usually happens for me after I get a property stabilized. I go back into saving mode. That can be anywhere from 8- 16 months.

And don’t worry, I’m sure something will come up for you to fix soon lol

Is there not work to be done on your duplex? Rehab, finding tenants, etc.?

David has a great point with Marshal/Shadeland. I have a couple of friends that just bought houses there, as well as Brighton heights. I second his opinion.

My second pick is Beechview. I own a sfh there, and over the last year I have seen a slight/subtle transformation taking place. More people taking care of their yards, friendlier people walking their dogs/jogging etc.

My last pick is uptown. Hard to describe, but the vibe when I jog through there is what makes me say that. IMO it’s one of the best locations (geographically) to live in the city.


Sorry for not providing anything other than subjective/observational opinions, but this seemed more fun.

Victoria, one of the things to consider is where do you WANT to live. I’ve been house hacking for 2+ years, and for me that is/was the most important factor. Sacrificing a couple percentage points in taxes isn’t that big of a deal in the long run (my opinion) if you enjoy the location.
