I would negotiate a different scenario than that. If you are truly bringing him a "good deal" wholesale it to him and you make the fees.

I think you need to know your target customer for wholesaling the property. Wholesaling is likely going to put you in contact with a fix and flip investor. I don't think the scenario you describe is going to bring them profits in a three month flip and sale.

I would put a 25% down payment on a class C multifamily with an 8% cap rate or higher.

This particular entity has only been around from a year and shown no profit.  So I will likely have to do that into my personal and then quit claim it like you mentioned.  Ok.  Good info.

When I have a tenant move in, I let them know how slow police response time in our area is and advise them to practice their 2nd amendment right ;)
