Matthew Paul, nope, he is on the 2nd floor and each floor has it's own central A/C unit. The windows are all fogged up it so cold in there. I have one tenant walking around in sweats because she is cold. His friend that rented at the same time is driving the other residents crazy with her loud head banging music. She is violating the quiet time rules so I can absolutely evict her. I think they are in this together trying to get a semesters worth of free rent. I don't see either one of them paying me next month. So I am going to have to wait till Sept 5th and then file for eviction.

Unfortunately the lease that I am using for the mini-dorm is the lease the previous landlord used. The leases are by the semester so his lease ends Dec 31, 2017.  I kept that lease because it was so easy for students. I have added to it over the years to include things like - no car washing or exterior water usage, no pools or slip in slides in the parking lot, can't move the furniture outside, no hot-plates, etc, etc.  I have never in 14 years had a student install a window unit.  FTR, I have never had students want the central air unit set below 70 degrees.

My rentals are college kid rentals across the street from the university. Just be prepared for the semester turn-overs.  You will have a very short period of time between the students moving out and the new ones moving in each semester to get all of your repairs and cleaning done. 

Kyle, I provide central air and I pay the power.  I also provide a fully equipped kitchen with a stove. Does he have the right to put a stove in a rented room if it isn't in my lease?

I have owned a 16 furnished room (dorm style) rental property for 14 years and never had a tenant do this.  We rent the rooms for $395 per month and it includes power, water, sewer and garbage service. We keep the A/C set at 72% and our current tenants have never complained. I rented 2 rooms out last month and they immediately started demanding lower tempature. I have lowered the thermostat to 70 degrees and it is running all the time. IMO, it is freezing in there.  Now, one  of them installed a window AC in his room. I called and told him it had to go. He told me that there is nothing in the lease that says he can't have it and is refusing to remove it.  I told him my lease doesn't say that he can't park a car a garage in the living room but that doesn't give him permission to do it.  Says he will sue me if I file for eviction. Any ideas?

Run,  don't walk, away from this tenant unless you don't think you will be able to rent it to anyone else.

Any option other than #1 allows REO to continue to accept offers on the house. IOW, you do not have an accepted offer unless you sign the addendum.

Do not pay her anything and I wouldn't hire an attorney until possibly served with something. 

Was your father your authorized agent or did he just happen to answer the phone? If he is not on your deed and not an authorized agent, tell them that and move on. Just a tip, attorneys ALWAYS believe you need an attorney. Unless something has changed drastically in this country, you are NOT obligated to participate in section 8.
