Your money will go farther in Springdale, and I personally think it's a better investment with the city improvements that are coming down the pike. (Tyson is pouring a lot of money into downtown and a new children's hospital is being built so kids don't have to be flown to Little Rock.) We just bought in Springdale for our personal house. There are places that are more manufacturing with lower rents, but there are also very nice areas with rentals in the $1200 plus range. Not to say Fayetteville isn't a great investment too, but I feel Springdale has a bit more margin as the housing prices trend lower.

I just wanted to let you know about our monthly local investors group, REI NWA, that is meeting tomorrow in Fayetteville. The $125 dues are for the entire year, but you can come to the first meeting for free just to check it out.

This is a new group just getting started for new investors. For now, the only cost to you is buying your own dinner. The group is free and has been created to bring new investors together to help each other grow and get support through their first investment purchases.

For now, the group will meet at the Panda restaurant on the fourth Thursday of the month, but they may change restaurants going forward. For up-to-date info, contact Kathleen at [email protected] for more information or to confirm the meeting location.

The REI-NWA investor meetings happen the second Tuesday of every month. Currently, the costs are $100 for a year's membership. We have different speakers giving great information. While they usually don't push their company, I can't guarantee that this won't happen occasionally as I'm not in charge to the meetings. I just wanted to make sure everyone was aware of this area resource for investor networking opportunities.

Thanks for the welcome! Right now, I'm starting small and I'm planning to raise capital learning rehabs and wholesaling what I don't have time to work on. I'm also learning how to become an expert in short sales, as a lot of owners here are over leveraged. I plan to lease option the homes that I acquire this way, as again, many people can't get traditional financing. There are also a lot of tired landlords, so I will try to pick up their SFH rentals and, again, lease option. If I get multifamily units, I will keep those for passive income.

Eventually, I would like to move to commercial once I have more experience. I would love to transform old apartment units into energy-efficient, higher-end units. The buy and holds will be bigger commercial apartment buildings and office buildings. That's the dream anyway! It will take a few years to get there!
