@Joe Gonzalez Thank you so much for writing this out. There is so much information out there and this does a great job of honing in on the meats and potatoes. Can you please elaborate on how to pick 1 proactive and 1 reactive marketing channel? What do you recommend?

Wholesalers, what strategies have you used to find investors who were interested in working with you?
Investors, how would you go about finding wholesalers in your market?
I have a lot of ideas (posting on bigger pockets/Facebook groups, creating a Carrot landing page, skiptracing cash buyers from Propstream and cold calling them, going to investor meetups) but want to be as efficient/effective as possible.

@Bruce Lynn I recently moved to NYC and it doesn't seem feasible to do wholesale deals here. Referring to your example in the previous reply - if I reached out to someone in Albany because I think they'd be a good fit for a wholesale deal but they end up choosing option A, could I represent them as an agent without being physically present?

@Bruce Lynn Thank you for being so thorough! Given your experience as a broker, do you think that I am likely to find a broker that would be open to this? And at what point in the interview process would you recommend bringing up my intentions to wholesale?

I'm sure that this is a symptom of analysis paralysis but I am worried that without a preestablished buyers list, I won't be able to find the right buyer for even a great deal because of the time crunch. How would you recommend finding/marketing to the right buyer in this situation?
