Hi Fang,

The short answer is that "renovations" aren't necessarily expenses. Certain renovation costs MUST be capitalized and depreciated, others may not need to be. 

More specifics are required to give you a correct answer for your tax situation.  Talk to your CPA.  

I have referrals for real estate friendly CPA's if you need them.

They are definitely out there, just not sure about your area...

Try: Biznow, Meetup, Eventbrite, your local REIA Association, Builders Associations, etc...and my fav, Google.

I have two that I highly recommend. 

I work with a cost segregation firm.  Upon completion our clients studies, here are two competent CPA's we refer to specifically because they are well-versed in working with real estate clients and know how to leverage their clients' cost segregation studies.

I just realize that...Bigger pockets is amazing but their app is so clunky it really needs an overhaul!!
