Post: Hardwood floor repair and door replacement in San Diego

Hi all,

Does anyone have recommendations for a hardwood floor repair company (need to patch a 3.5 ft x 1.5 ft piece of 1928 hardwood)?  Or recommendations for a exterior door replacement company?  The door framing needs to be replaced due to irregular size and settling, so we can't just go with Home Depot here.

Lol, guys, so it's as easy as it seemed in my head?  I will just call them up.  I'll give them a couple of days first, as there were 5 cop cars evicting the current 'residents' this morning who apparently almost burned the house down trying to use the fireplace (our next door neighbor called the cops).  I know the cops are going to come after the current owner for not having the home properly boarded up, so maybe that will inspire them further to want to get out?

Hello!  Just looking for advice.  There's a house on my street that a developer purchased, presumably with the goal of adding units to the property and either selling them as condos or turning it into a triplex rental.  The property has been vacant for ~8 months (vacant being a relative term, lots of squatters).  I'm assuming they are getting drawings, permits, etc... or getting cold feet?

I found the name, address, and phone number of the LLC that owns the property. I'd like to contact them to see if they are thinking of unloading the property. I'm not necessarily in a position to purchase it, but who knows? At the very least it's great experience at contacting an owner. I'm looking for suggestions on the best way to contact them. Any other advice is welcome as well.

Hi Jeff,

Definitely worth looking into!  I'm also in North Park, but have never come across a property that looks vacant (but many that need some serious love).  Would love to hear what you find out.  I've thought about contacting the owners of the rentals that are in poor shape as well, to see if they want to sell.

On a side note, any chance they've been recently purchased by a developer?  There's a house on my street that falls into this category, and I'm assuming the developer is just waiting to get permits before they start work on the home.  Though they'll now have to evict the current 'tenants.'

@Russell M. We've used Coughlin Windows and were really happy with their retrofit.  Very reasonably priced, and they did great work in a timely manner.

to clarify, I realize in this case the question was posed for $0. But for all seasoned investors how do you define cash flow vs down payment?

can I ask how everyone is defining cash flow?  What % down is assumed?

@Vilson Nikollaj Thanks for clarification (I misunderstood).  I was assuming this was a major rebuild/addition project given the price and area.  That's an area I'd like to learn more about, hence my curiosity.
