My husband and I are owner occupying a 4 plex in San Diego CA. 2 units are rented, one is vacant. We moved in 9/1 and gave all tenants 60 days notice. We received September rent from both units, but thus far only received October rent from one unit. So I'm getting ready to give the tenants that haven't paid a 3 day notice and subsequently file an eviction. Any advice on how to handle the situation, or mistakes to avoid?  And if anyone has an attorney recommendation please let me know. Thanks!

@Morgan D'Cruz Sounds like you have it all covered!  Any chance the issues with the comps are based on time of year of the sale (parents not wanting to move mid-school year, etc)?

@Morgan D'Cruz What part of San Diego is it in?  Have you factored in realtor's fees and closing costs?  What profit are you expecting (my guess is ~10K?)?

San Diego has some very distinct neighborhood boundaries that aren't apparent if you aren't intimately familiar with the area.  Perhaps that's the reason for the inconsistency in comps?

@Maggie Jones Your work looks amazing!  I love the reconfigure of the kitchen.  My husband and I just purchased a 4 unit in San Diego that we are owner occupying and rehabbing, so it's great to see the progress of someone in a similar boat.  We're also taking on most of the work ourselves minus plumbing and electrical.

I was wondering what soundproofing you used?  We have two stand alone unit and an upstairs/downstairs; we're currently working on the downstairs unit and we can hear a lot of sound from the upstairs tenants (might be exacerbated by the lack of kitchen and open drywall).   Any suggestions would be appreciated.

I can't wait to see your next finished unit!

@Chris M. I can relate, but in a different way.  My personal and professional goals and values have changed drastically in the last 4 years, and it has made it very challenging to relate to a lot of our friends.  My husband and I are working towards financial freedom, and on a personal level I have really embraced minimalism (in terms of not buying 'stuff' and not spending money on experiences that don't enhance my life).  This has made it so hard to relate to friends who just want to talk corporate work stuff, or who want to talk about the latest restaurants they've been at, etc.  I've found that distance gradually forms between people who don't share your goals/values without anything needing to be said.  But on the other hand, you start to form closer friendships with people who embrace the goals/values that you do.

One of the things I'm working towards is making friends I can talk real estate with, so we can learn/grow together.  I wholeheartedly agree with the idea that your success can be predicted based on the company you keep.  

Best of luck with your friendship's transition, and best of luck to your friend in finding his path.

Side note, congratulations on your business success!

@Jina Lee where in San Diego do you primarily work?  Any trends you're seeing?  I'm not a flipper, so I can't be much help on that end.
