I am an experienced investor with over 70 properties. I have great cash flow with my properties but I am looking to scale my business.

I am looking for advice on taking the leap into larger properties when I don’t have a ton of cash on hand.

I am also interested in some learning more about syndication as I am looking to get away from the fully hands on investing we have been doing for 15 years.

Any help or advice would be appreciated. I am in the Vegas/Henderson area and am open to networking opportunities. Thanks!

Hi there.  Seasoned real estate investor here.  I currently own 70 properties.  I have about $170,000 cash that I need to find an investment to facilitate a 1031 exchange in the next month or so.  I have nailed down a 63 unit mobile home park with excellent cap rate to purchase and have a letter of intent with the owner with a purchase price of $750,000.  I proposed owner financing with my $170,000 down.  The owner came back and said he needs $450,000 down to make this work.    Essentially I need about $280,000 to make the deal fly.  Looking for suggestions on how to structure the deal.  I have done lots of owner finance deals in the past just paying a preferred interest rate, but have been hesitant to take on partners that share in the profits.  I am just starting to learn about syndications and the concept of limited partners with a preferred return. Looking for any input or suggestions that would allow me to secure this deal quickly.  Thanks for your time!

@Sherwin Gonzales I LOVE that. Such good advice. I have always told my husband if there is a will there is a way. I haven’t let no money stop me in the past so I just need to keep moving forward and scaling up. Thanks for the boost. I will keep scouring the internet and my network for the right deal!
