Welcome to BP. We are retired military now DOD. Being a military or DOD employee has a lot of advantages. Firstly you do have use of a VA mortgage to get you started. You can either buy a duplex or 4 plex and rent out the other units and get help paying your mortgage. You can also buy a house and when you move rent it out. As long as you live in the house for 12 months and still have VA entitlement left you can then buy s second home at your new duty station. We went to Italy in 2012 for 3 years and rented our property in Oklahoma while we were gone. When we returned to the D.C. area we purchased another home there.

Find a mortgage broker that understands VA loans and get some information on how to make it work for you. We have 18 properties and in vest long distance. They are all in Oklahoma except for one in Delaware as we know and understand that market.

Hi there. I'm a long distance investor that used to live in Oklahoma and have since moved over to Italy then back to DC.  Still buying houses. Anything is possible if you really want it.

Welcone to BP. I'm a long distance investor now living in DC. Norman is a good area although too expensive for the type of properties I buy. I own mostly in the SW, SE, NE and an just getting ready to close on a property in NW OKC

H I Barret welcome to BP. I'm a long distance investor that lived there then moved overseas and now in DC. Did a couple of flips but now only do buy and hold. Still invest in OKC good cash flow there. I buy blue collar in C neighborhoods

Hi everyone I'm an investor living in MD but own 17 properties in OK and 1 in Dover. This is the first real conversation I've found for investors in DE. Good to know there are others that live and want to invest there. Let me know how you all do regarding meet ups etc. I might try to make it to a get together.

I agree knowing the market makes a big difference. Also if you chose an area with low appreciation then you need to use the buy and hold strategy. We invest in Oklahoma City and it works well for us. We lived there for 10 years so know the area well and have been long distance investors now for almost 5 years. We do buy sub $50k and must be lucky, very low tenant turnover, great property managers and good cash flow.
