@Scott Kane Believe Greater Detroit is what you meant by Lower Peninsular of Michigan.  There are lots of activities especially in the tri-county area: Oakland, Macomb and Wayne.  Ofcourse adjacent counties are also very active.

Plenty of opportunities among various types of real estate.  This includes rentals, fix and flips, wholesaling and other ways of RE Market.

@Chad Pipkins Welcome to real estate investing.  Looks like you have taken a big step from leaving the full-time work.  There are plenty of online resources and also meetup that is local; that helps in investing success.

There are wholesalers with whom you can partner with.  There are lenders who can support funding if there is a need.  There are realtors who work with investors too.

@Stacy Ross There are lenders in Mid-west who can provide transaction funding for these transactions.  They would like to close both buy and sell the same day or in exceptions a 24-hour gap due to the buyer or seller being out of town.

Some have easy to understand flat fees. Some lenders have basic fees & additional costs involved.

@David Monzon Which city & state is this property located in? Normally the B+ areas are easier to assess and evaluate for market value based on cash flow and comps.

Have attended a few of their in-person sessions in the past. Great group and worth your time.

@Jordan Martin Most business lawyers can so LLCs set up.  If you have special needs within the real estate; then you can look for those folks.   Generally, laws within Michigan are the same; except for minor tweaks within the city or county; you can look for attorneys in the broader distance as well.  You can look for real estate meet up groups in the area who can give referrals.
