Renting by room also work very well near hospitals. Traveling doctors and nurses often need temporary housing near the hospital. hospitals are so busy now with covid it might  be a good idea to look around large hospitals at this time then shif to student housing when the schools recover.

I really like 85711, 85705, and 85742 the most they are older starter home Neighborhoods. Right around Tucson's median home values of 200k. You really can't go wrong anywhere central or Sw Tucson.

Good luck! I haven't had much luck during this COVID-19 a lot the lending programs have stopped at the moment and the ones that are still available the terms & rates have changed. I'm currently calling around all the credit unions and banks trying to get a HELOC on one of my rental properties; to fund a flip and they keep trying to talk me into cashout refi.
