Hey all!

I want to thank everyone on here, including Brandon Turner for his wonderful webinars, for giving me advice throughout the years, and I'm now picking up my 7th rental at the end of this month!  With this rental, I'll be about 60% done with my first goal of having the net rent match my current salary after tax. :)  Woo me! :)

I've slowly developed my target market and strategy over the years by talking with people, learning the area I'm in, trusting my gut, and having a cash reserve when things go south. :)

Right now, I'm on track to pick up my 8th rental by the end of summer too!  Things are FINALLY starting to get going.  It's so difficult and discouraging to try to get your real estate empire off the ground, but if you stick with it, you absolutely can make it happen!

Awesome job!  I'm currently at about 55% of my first goal of having the rents cover my current salary.

Next goal, $10k a month, then 20, then 30, etc. :)

I have my eye on my ultimate goal of being able to get into a home for my retirement that I would never DREAM of being able to afford.

Once I'm able to easily afford that home, I'll be looking at retirement.  My current timeline is in around 8 years, when I hit age 49. :)

My most important question:

How do I get a hold of you after work hours?

I am on the west coast, and have properties in different time zones.  Thus, my hours are different then theirs.  That being said, if I've got a quick question, or something along those lines, what's the quickest, easiest way to get a hold of them?

My current property manager gave me his personal cell number.  He's answered all my questions, helped me do minor tweaks to my overall business plan, steered me towards some deals and away from others.

The guy is worth his weight in gold.

Internet high five!  Nice job!  Place looks good and clean too!

This is right around the sweet spot of my rentals as well (less than $50k, renting for around 700-900 a month)

Alas, I am not as high up as you, as I'm "only" on number 7.  But I'll race ya to 100 doors! :)

Grant is correct.  It's usually 1-1.5% higher for the rates.

I have an LLC, and I simply got a commercial loan for a residential property. There's a TON of benefits going this route, such as no debt to income ratios that you'll run into as you accumulate properties.

However, you will absolutely NOT be able to get away with 3-5% down like you can with a conventional.  Bare minimum I've seen is 20%, going all the way up to 30% down.

Like the idea, but do you have a bit more specifics? Invest in SFH? If so, what price range? Multi-family? I'm looking in that area as we speak, and I see a ton of opportunity.
