I think I would host an investor meetup and I would advertise on groups local on fb for your area maybe even put up a flyer however I think they would have to be accredited investor

to get the most cash flow you need to go down in asset grade a,b,c,d a is top grade least cashflow and so on however a appreciates the most a is most desired
