I agree with @Leigh C, but with a twist.  

Sell ownership via a quit claim to a trust.  The trust will name your as the beneficiary and can then provide interest to the trustee (tenant).  The least agreement states that the rights of the trustee end on the last day of the lease.  

A quit claim is a super simple document along with the land trust.  Simply notarize and file. 

This is cheaper than a LLC and a bit cleaner.
