100% agree with others.  I also spell out emergencies versus non-emergencies along with normal hours of operation.  This provides a balanced approach.  In general, I believe 7 to 10 days for non-emergencies and 2-4 days for emergencies is reasonable effort.  Communication is key.  

Always be sure to walk through the property when giving the keys showing them how to flip a breaker, shut off the water, change the air filter :-).  Will definitely save you time.  And I generally walk my properties every quarter just to have some face time.

Hey @Andrew Davis.  No love on the flip.  I was actually working with @Brit Foshee and he advised that the wholesaler wouldn't even give us a 3 day inspection period.  Big red flag, so we bailed.  Always on the look out, but may have to wait for the crash until we can get something with good margins again :-)

Interesting experience @Brian Louderback.  I exclusively use postlets.com and mysmartmove.com and have had great luck in West Palm, Boynton and Boca.  In fact, my last rental went in 4 hours on a Sunday and I had 5 phone qualified tenants waiting to know if the first guy took it (which he did).  

It may depend on price point and location.  With Craigslist, you have to consistently post between 10 and 2 every day for a couple of days.

I kind of gave up on the commercial side for now. Are you finding things with over a true 10% CAP that are C or above neighborhoods Faith?

$150 is a bit more than average, but they are setting the thermostat and below average.  FP&L will tell you that for every degree you raise the temperature, you will save 8-10% on your bill.  So, if they want to have a $100 bill then..

72 degrees = $150
73 = $135
74 = $121.5
75 = $109.35
76 = $98.42

I would 1) have the coil cleaned ($150 in place, $250 if taken out) and 2) have them set the thermostat at 76.  That is still SUPER cold here in Florida.  

I would also send them the notice of non-renewal when there lease is up and get some good tenants.  I charge $100/mo pet fee and a $350 pet deposit.  That scares most pet owners away....but I'm fair across the board :-)
