Hey @Carlos Diaz. Money can come whether it's traditional financing, a family member or hard money. If the seller has three rentals, I would say that he is probably not super motivated to unload as he is probably familiar with the ARVs. Very minimum you should be purchasing at 90% of ARV - repairs just to really break even for a buy & holds. For flips you would need to minus your profit.

I would get your ducks in a row for each property, present them individually with individual offers, then as a package offer with a discount.  If he says no or is way off, then ensure he remembers you and maybe when he is more motivated he will reach out to you.

You can always Do Business As (DBA). So, if your legal entity is Vivif or Elmer Fudd or whatever, you can DBA Nat King Cole Buys Houses. Ok, maybe not that name, but you get the point :-)

Wowsers. I have properties in 5 HOA communities and NONE of them charge a specific move/in/out fee. They do charge a crazy "application" fee for tenants though.

This is a good question.   Please let us know if you find an answer!

Good morning all,

I scoured the forums, well, at least the first two pages of results and didn't see this question....so I hope it's not a repeat :-)

How do you handle repairs to rental properties?  What I mean, is the logistics.  

I just got bit by an old friend of the past called "repair man called with time window and doesn't show up". It only happened one other time, but man...is that a difficult conversation to have with a tenant!

I use a warranty company so that I just put in the service request and they coordinate with the tenant directly.  Unless it's something not covered by the warranty, it is pretty much hands off.
