Going against what all the many investors in your area has told you, my answer is Direct Mail will produce the best results. You have to mail to each person multiple times (3 to 7 times) and stay with it. It could take up to 6 months before you start seeing consistent results. You also have to make sure you are mailing to a good, targeted list and not just mass mailing a zip code.

Get out-of-state owners, probates, landlords who have had recent evictions, etc... Target people who are most likely to be motivated to sell.

I don't know what the investors, who you talked with, were doing with their direct mail. But how did they say was the best way to bring in a lot of leads?

Of all the ones I've seen, I like #7 of the first batch the best. Seems to stand out the most. Granted the other ones feel more like Serenity but they seem to whispy if you know what I mean. Maybe it's the light pastel colors I don't like.

Many people swear by private lenders. usually a lot more flexible since all terms are negotiable. I don't know much about it, but there are some good resources around here that should give you a good idea on how to start getting private money.

Maybe you could check the flood maps in the area and then mail directly to those places. For sure they got flooded. Then go to your tax records and download the addresses for those areas to get your list.

It's real tough to say what you should do unless we know all the facts. Try and research how much you can get for leasing the rights to the natural water. Figure out what kind of income you can get if you farm it and then get a better idea of how much the property is worth and why.

After doing your research and getting the answer to your questions you'll be in a much better decision to come up with an answer.

@Jessica H. The best way to learn is to do. What may be a good strategy for one person might not work for another. Do some research regarding the risks of buying and holding then determine if you can deal with them. If so, then go for it!! :)

As @Darren Sager said, it's all about service. Sometimes you need to close quickly and get the title work done ASAP, and if you have the right company they will do it because they value your business. Relationship is key, you may have to test out a few before you find one that works for you. It's always best to start with recommendations from a seasoned investor for sure, saves lots of headaches and time.

Our first deal, we were recommended to use this one company by a few other NJ Investors. So we started the process. 3 weeks went by and we heard very little from them. We did some calling around and found that this person was having business problems and was using a second title company to do the work. We tracked down that company and called the owner and got things moving again.

We no longer did business with either of the two companies and moved on. Took us 3 deals before we found the company we use today.

It was all about getting the warm fuzzy feeling if you know what I mean :)

Great job taking action Sean! Just make sure you keep following up with the list you got. No less then 3 times to each lead and maybe even up to 7 times. Keep the ball rolling and don't get discouraged if things start off slow.
