Hi Guys,

So I might have a wholesale deal but I'm not sure. I haven't put it under contract yet, my concern is that if I do and if the price is too high I won't have a buyer. So I would like to be able to gauge the interest of buyers in my area before I put it under contract, but how do I do this without them going behind my back direct to seller? Is this even possible? This must be a common situation so I was wondering how other sellers handle it.

Thanks @Christopher Phillips , my question is when do I do that? As soon as I sign the purchase and sale contract, or after I find my buyer?

I have a question about how earnest money works. I've asked where to send the earnest money when I sign a purchase and sale contract with a seller. It's been answered that the money should go to a title or escrow company (I am in CA). But if I haven't shopped the deal yet and don't have a buyer isn't it too soon to open escrow? How do you pay the earnest money without opening escrow? Thanks everyone!

Hello Bigger Pockets members, I may have gotten myself in a little bit of a pickle with google voice. I set up a number and tied it to my cell phone number (it’s a work phone so I want to use google voice). I listened to a book on wholesaling where the author said it’s really important to have an easy to read and remember number with consecutive digits and so forth. Mine is not, so I went in to try to change it. 

I couldn’t figure out how to change it so I deleted my number and tried to add a new one. First off, it only allows me to select my previous number. Secondly, and this is the real problem, when I try to tie it to my cellphone number and verify it says something like “unable to verify”. I’ve tried different browsers, logging out, everything I can think of but it never allows me to tie the number to my cell phone number again. 

This is the problem, does anyone know how to fix this or know any alternatives to Google voice?

Hello everyone,

I'm looking to have a website created for my wholesaling business that is geared towards sellers. The website should have a lead capture form, and look modern and professional. It will be included on my yellow letters / post cards / etc.

I will also need a website eventually to showcase my deals to buyers. 

Does anybody have any recommendations? I hate the idea of monthly payments and would rather pay $$ up front and own a website, although if monthly payment type solutions are the best than I would do it.

This investor explained to me that he’s never heard of the loan being called due and he’s done it himself his whole career - reasoning being it’s a performing asset for them. A recent episode of then podcast had an investor who’s been investing for 60 years, he said he’s only heard of it being called due once in all his years of investing.

You purchase with your own personal financials as Nghi says, and the next day you get your LLC put on the title - this was explained to me by an experienced investor in my area Mr. Joe Homs (on BP).

@Omid A. Great job on this house and great numbers! Can I ask who did the staging, is this something that you budgeted for in your numbers, or did the real estate agent do it? Do you always do staging?
