This is handled on the backend through brokerages and the sellers ok.  As it's pretty much the same for the seller they should sign off on it and everybody is happy.

They shouldn’t charge you. It’s too easy to do. 

They should get payment through other transactions where they are used by you.

A finders fee is different. Pay them if they find a deal.

If your cash isn’t enough to buy immediately, pay off debt.

If it is enough to buy then calculate Cash on cash return for the home and cash on cash return (interest savings) for debt pay down. 

Whichever is higher go that route. Then work the other one with the increase in $ supply.

Either way get rid of the cash.

I do unless it’s scheduled at a time I can’t, it’s more important that the buyer be there than me so they get first schedule choice.

Also I come at the end for the walkthrough. I don’t want to be in their way and I’m comfortable enough to be told 99% of it and be up to speed immediately.  Nice to be mechanically-(ultra)inclined.

You need to research more. As you research more you’ll naturally work out your ideal strategy. You’ll naturally follow a path of interest and keep researching deeper and deeper into it.

I started not knowing, then I thought I could easily do broad investing across different areas and types. As I read more and did more planning I came to realize I only have interest in extremely low maintainence 3/2s in my own neighborhood. I’m even considering selling my 4 bed 2 story as I have no interest in renting it out as it doesn’t fit my plan. I may instead carry it for income instead.

It's absolutely overhyped. So is BRRRR, wholesaling and flipping.

That said, it worked for me. Buy and hold, leveraged to a level I can afford. Not a penny out of pocket but I am also prepared with other ingredients; time, knowledge, experience, and knowing my limits in them as well.

Yes the option is there.

Click Payments on the far left.  Find the unit -->  All transactions --> Add a credit.

Hey everybody, my grandfathers home has a reverse mortgage on it and I'm wondering if the value is enough to sell either to a wholesaler (ideally for fix/flip) or to anybody else.  There's a lot of deferred maintenance and it's a really old neighborhood.

It's just south of Reid Park Zoo on 29th.  It's about 1250sqft 3 bed/1 bath with in inlaw suite out back.  Probably another 250sqft.

I don't work that far south, so I'm no expert.  I believe it's worth maybe $130k on a GREAT day.  This is either being sold or being left to the bank very soon, so quick responses are great.

I prefer to take zero commission and deduct from purchase price or down payment.

You don’t pay taxes on commission if you don’t get one. Also no broker or office split.

Works out to 50% bigger commission for me.

Get financing in place. At the same time figure out exactly what you want.

IE I want a 3/2 in this location for this much money. It can’t have this and this. It must have this and this.

When you have lending and can answer “what do you want And for how much and how will you pay for it?” Then get yourself a realtor that understands investors. If they don’t they will quit on you real quick and you’ll waste a lot of time.
