Why would a typical buyer want to buy something while unrepresented from a represented seller?!

That’s a business tactic for Redfin to sign up cheap sellers. The better it works the sooner a big change will come and that change isn’t necessarily one that’ll be good for the typical consumer.

Negotiations are human level decisions. I’m personally preparing for an agentless industry but it’s a ways out how I see it.

Do an open house. Have apps on table at front next to rules and requirements handout. If you get no applications check your price, rules and requirements. Adjust as needed.

The goal of house hacking is typically low or no mortgage out of pocket. NOT Cashflow. Low down payments aren’t conducive to Cashflow even when not househacking. Be happy if you can live for free.

It can also be to prepare for dual agency which they may not have ok’d yet.

They can’t represent you without the sellers written ‘ok.’

Start talking to a mortgage broker NOW. They are your best source for how to get funded that way.

Best way to start is save up a 3-3.5% down payment on a 3-4 bedroom house and rent out rooms to friends or fellow students. Then continue househacking until you want your own space entirely. Even then you could move to 2/3/4plexes and rent out the units.

With all the extra money you could then get into the other more risky types that require more planning and knowledge.
