Simple: If the numbers work... Let it work. To be able to have that confidence, its crucial that you understand your market. Know the comps (purchase price, rents, etc).
Set a standard for what you're looking for- Ex. Under 100k, 7.5% cap, and/or in a certain area. If a property meets your criteria, then pull the trigger. At that point, if its below, at, or above asking price, then you feel comfortable making an offer.

Welcome to BP. This is a great place to learn, connect with people, and learn some more. A good strategy is patience. Although that may seem cliche, building slowly on your foundation that you've built is a great way achieve your goals. With your situation, it may be beneficial to take the equity you've built from your properties in California and put them elsewhere. Whether that is selling, refinancing, etc, putting your money in cheaper properties will accelerate you on the path to reach your 15k a month. I'd love to connect if you want to discuss specifics. Hello BP members!
I am currently in Tucson, Az and I am extremely motivated to get started in REI. Is there anyone who is willing to show me the ropes? I'm currently going to school but I learn more and more every day that a "stable" job is not the path that I want to follow (Rich Dad Poor Dad motto). I need that push into REI but I cannot find the best way to because in all honesty, it's terrifying. As a college with no cash, very little knowledge in REI, and a lack of experience, it's intimidating. I have read many forums, blogs, and listened to many BP podcasts but I understand that the best way to learn is by doing. The problem is, I just do not know where to start. Please help.

I will hopefully be beginning wholesaling within the next few weeks and I just had a simple question. Should I start an LLC for my real estate business? There are benefits to this, right? If so, what are they? Any help/guidance would be awesome!

Hello, everyone! I had quick question about where to get contracts for the seller as well as the assigned buyer. Would you all recommend that I meet with a local attorney, or can I find a generic contract? If anyone could give me advice, it would be greatly appreciated!

Hello everyone,
My name is Scott Autenreith and I am currently a student at the University of Arizona #BearDown. Recently, I have developed an interest in Real Estate. I have read, and read, and read. Although reading is great, it's time to apply my knowledge to the Tucson area. For me, that is an extremely scary thought. I grew up with parents who were teachers and because of their busy schedules, they never had the ability to venture out into business opportunities. Although I am only in college, I am extremely motivated to begin my life in real estate investing.
Currently, I am in need of a mentor. I hope that someone who has experience can sit down with me over a cup of coffee and tell me their experiences, positives, and negatives with real estate. As of now, I see myself beginning with wholesaling and I've been in the process of completing my first deal and I am very excited about that.
One day, I hope that I can build enough passive income to be financially independent. That may be reaching a little but everyone should have goals, right? I'm in for a long road ahead of me but I am excited to get started.
