Good morning! 

I'm finalizing my postcard design for my first mail-out, and would love advice on my current design! I realize that everyone is going to have different input and advice based off of their experiences, but I'm looking for assistance as to whether something I'm including is a definite NO NO, or if something should be added in for increased impact.

My business partner is a realtor, so I want to mention our license number to possibly reassure people that we're official. 

One thought I've entertained, is possibly including something about if they recipient doesn't meet the profile, but are interested in still selling their property, that we are professional realtors and can assist them with that as well. Is that good or too much?

While I don't want to be over-complicating things, I did want to make sure that I was doing the right thing (so I don't get dinged by the IRS, or worse... a LAWSUIT). 

My company, as you can see below, is Capitol Wealth Builders, LLC. I market this company to other investors that are looking to wholesale deals, as well as use this company when buying properties to rehab.

I recently signed up for Lead Propeller where they give you 3 websites. I've set up one website as my "buying" website. That website I've got the domain www.SellHomeNowDMV.com, where I'm looking for motivated sellers in the DMV (DC/MD/VA) region. My other website is for wholesaling and listing properties I'm rehabbing. While I don't have any active deals right now, my domain here is my company name: www.capitolwealthbuilders.com

My predicament is this... I don't have "SellHomeNowDMV" protected by an entity, but not sure I do. Thoughts? Secondly, I'm trying to avoid marketing to these motivated sellers as a "hoity toity" real estate investment firm called "Capitol Wealth Builders" when I'm trying to buy their property for steep discounts, and felt "SellHomeNowDMV" could just be a domain I own and do business as when marketing to these folks (postcards, craigslist, yellow letters, etc.). 

For your savvy investors out there... Do I need to protect this website and this phrase that I'm doing business as, or can I leave it alone and when I enter into a purchase agreement with the property owner, list my business as "Capitol Wealth Builders, LLC" there?

I realize that maybe these are questions for a lawyer, but just based on your experiences, what have some of your learned?

Binesh, it seems a lot of the Meetups or REIAs in the Northern VA region have A LOT of upselling going on... While upselling never is fun, they still provide good opportunities for networking. Out of all of the Meetups and REIAs, I've heard that the Caza Group (meetup) out of Reston, VA has the least amount of pitches and most valuable content. I do believe that there are still courses and products to buy, but it's not the main focus.

Hey all! 

My name is Scott Boeser, and I'm co-owner of a real estate investment firm in Arlington, VA. While I've only owned my company since May of 2016, my fiancee and I have been involved with real estate (in one form or another) for 10+ years.

I was born and raised in Minnesota, and moved to Alexandria, VA back in 2010 for a job. After 6 years in the aviation and business development industry, I decided that I wanted to find a way out of the traditional 9-5 life where I was only working my butt off for someone else.

I decided to get into real estate after discovering how much potential there was to unlock in this industry. My goal is grow a successful business that eventually will rehab and flip 100 properties per year, wholesales 5-10 deals per month and manage 200+ rental properties throughout the world. While I intend on starting off with wholesaling and flipping properties in the DMV (DC/MD/VA) region, I expect to outgrow this region within 10 years.

I stumbled upon BP like many of us do! Interested in investing, I first found their podcast. Joshua Dorkin and Brandon Turner's show is my kind of witty. From there, I found the website and discovered how awesome it was. 

I'm excited to contribute to this community and learn from others!  

Post: Direct Mail Marketing to Negative % Equity Lists

Hey all! 

I'm preparing my very first direct mail marketing campaign, and I'm at the stage where I'm choosing which marketing lists I want to mail to. I've defined the following criteria so far:

- Farm Area (cities, zips, etc.)

- Property type (single family - detached, sqft., #beds, #baths, year built, etc.)

- Age of property owners

- Ownership (absentee vs. occupied)

- Price 

Now, I'm struggling with % equity ownership. I started this search thinking that the best people to mail to would be those that have some equity in their home (30%+), but then started to second guess myself and began thinking that maybe mailing to those that were underwater (negative percent equity) would be the way to go... 

What are general thoughts on mailing to those homeowners that have a negative percent equity (0% to -50%) on their properties?
