Deal Machine and other software like PropStream allow you to instantly find out all sorts of property data on specific properties. They both have a driving for dollars app where you find a “motivated looking” property and can send the owner a mailer. Of the 2 I prefer PS over DM due to all the other features it has

As Taylor mentioned, you could get erroneous data with that search. You can find some as OO just means it's their primary residence not that it's "occupied ". For instance. You own a house, get married and move in to your spouse's house. It's still going to be listed as your primary, thus OO but would be vacant.

I do like to search OO that are active mls <$3,000. That tells me it's a rental and since it's OO it's their primary residence and they didn't intend to rent it.

Don’t just use PropStream’s estimated value. Make sure you actually look at comps

Reach out to their support or their Facebook group so they can improve the product. Show them some examples of the issues you’re having. They’re constantly improving

Batch has a good feature of showing you previous routes you’ve done. Otherwise I prefer PropStream as it’s not just a D4D app. Message me if you’d like to ask anymore questions about PropStream

PropStream no longer has sold data from the MLS just active data. It's the same info as the MLS just not all the data. Still a hugely valuable tool. Dm me if you have more specific questions about it

Vacant lists by themselves are all the same. They are a list provided by the USPS of properties that have not received physical mail in >90 days. In my mind that is only helpful when you stack that with other criteria like back taxes, liens, preforeclosure, etc. I sent you a DM on Facebook with more info and some tutorials

Never ever do a rent back to the current owner. You’re just setting yourself up to foreclose on them in the usually not too distant future

Yes… they did send that email and you can see in PropStream that sold data is no longer available. For some reason they only sent it to their affiliates and not all users.

The big question is which companies will be effected by this? Rumors I hear are that Propelio and Batch are not considered 3rd parties (that part is above my pay grade) and won’t be effected.

PropStream needs to be more vocal before there is mass exodus
