FWIW I'm in a similar situation-- was living in Arlington, now in Ashburn... my plan is to buy a value-add SFR in Ashburn (via VA Construction Loan if I can find a lender who doesn't think I'm making it up), then sell or rent out in a couple years. Looking for multi investment properties further south where the numbers make a little more sense.

Thanks so much @David D'Arcy.  Those areas are actually slightly closer to me than Charlottesville.  Will hit you up after I do a little more homework.

Thanks-- sounds like where I live.  The areas you mentioned were on my radar, so at least I'm on the right path.  Do you use a single agent covering that much area or a few who specialize in said neighborhoods?  I guess ultimately it can depend on how plugged in/knowledgeable the agent is... 

Hello BP community-- new investor from NOVA looking to expand my market education, and Charlottesville seems to have decent metrics (1.9% job growth, lots of good retailers/restaurants, increasing population, UVA, etc.), though I could see the area being a little pricey.  Anyone have experience here?  Thanks so much.   

On the same page-- currently sampling some meetups in NOVA, trying not to get stuck in a radisson inn conference room full of dead-eyed mouth-breathers, getting preached to to by the usual orange-hued real estate demigod.  Will report back on my findings.
