as mentioned above you will need to have a meens for waste removal between Stayes, having a legal septic system with running water would be very expensive. Or you would have to have a septic service come out between guests and also fresh water delivered and a working generator with gasoline delivered also.

i have my vacation rental listed on most of the major sites, in addition to having my own site. I have my URL and email listed on a sign in front of my property, and printed on a trifold brochure placed in an outdoor brochure holder under the sign . I think it looked professional having your own site and you can put whatever and as much info as you want.

If you can show a good ROI in a written business plan to your banker that would be a good start. Or you could even make this a long term project , by using equity in your existing properties combined with any savings you have to just buy a good piece of property and once its all paid for, then move to phase 2 where you approach investors or bankers with your business plan of developing this fully owned and appreciated piece of prime real estate.

if its an older home with cast iron soil pipe the soil pipe flange was leaded in and they can deteriate over time and fail. 

How many hours did the plumber take to fix it, if it was 1 hour you paid to much. If it was a modern home utilizing PVC they shouldn't fail but I have had the Johnny bolts break through the PVC boosy flange. 

As previously mentioned ask the plumber if it failed due to abuse or just deterioration and age.

Tell them it's there responsibility since you cant prove where bugs originate.  from, take it or leave it. and if it's not acceptable you'll let them out of there lease. I allways tell people renting a house from me is kind of like leasing a car in that you need to wash it and keep it clean I know that's a generality but they get the idea.

I've been through this and you have received some good advice, as others have said contact your ins co and a private fire adjuster they wont charge anything to come out and give advice, even if you hire them it still wont cost you, they will work on your behalf. and also get several at least three estimates for complete repair. because if you do go through your ins co, you will need those to get your full amount. and as mentioned your company can subrogate against her renters ins or her personaly.

May actualy work out in your favor. if there not paying their rent you could notify the spouce of the married one via mail that there rent payment is late. I know not politicaly correct, to bad.

I always like to do a little incremental updating and stay on top of things on a new purchase while the tenants in there, that way there's less to do when they move out. a new vanity and faucet is just a couple of hours work, and inexpensive and will do wonders to update the look.

I like to buy slightly higher end faucets while on sale to have in stock for just such a situation. also if it's a older toilet that uses 5 gallons per flush I always replace them with a new toilet that I also buy on sale usually $100.00 or so but saves a ton on water bills.

Several years ago I had a fire in one of my units, the water and smoke damage was extensive the whole building (two unit) had to be gutted and rebuilt. after spending two months of going back and forth with my ins co I finally settled on an amount sufficient to rebuild the building. I acted as the general contractor doing much of the work ourselves, and farming out such work as electrical, insulating, all new windows and drywall.

We spent six months putting this building back into service, well the insurance co said they would only pay 3 months loss of rents because that was the industry standard for that amount of work. and as I said 2 months was spent negotiating for a sufficient and just amount of money for repairs. I had even consulted my lawyer and he said it would be to costly to fight them, and I should probably try negotiating as I did for the initial loss. well I did just that and got them up to 4 months and considered myself lucky.
