Yes I do plan on taking out 70% and getting 2 more rehabs for rent.  I have the cash to pay for the rahb on about 2 more properties.  I would like to get 4-5 more this year

It looks like I could get about 68k right now.  But I think this is a nice property to have for the long haul.  At one time this property sold for 108k  HAHAHAHAHAH that is nuts

The white is just Olympic exterior white from Lowes.

The wife picks out all the colors.  Do not ever let the color blind guy pick out colors. LOL

that's not true.  He needed money to make this deal work.  He spent about 2k to get this deal.

Thanks.  My goal is to make my rental standout just 10% better.  I met the couple that is moving in when they looked at the house.  I was clearing the snow and was inside.

They said they looked at 5 that ay in the area and mine was better then what they saw.  I will strive to just do a little extra.  My only regret was not replacing the bathtub but the price was a little steep.  And I had to cut somewhere.

I did most of the inside work. 

Funny story about the siding.  I knew I was in the weeds and made a few calls.  So this guy shows up in a big old white caddy.  He gets out and the 1st thing he says to me is "Oh WTH please stop.  Even if you don't hire me you need to stop.  You are doing it wrong."

LOL I hired him on the spot and he showed up a couple days later with his helper and made it look like it does.

I would think this look would not look right for Cali.  I paid my guys 400 for 8hr days.  They knocked it out in 3 days.

update.  A nice young couple with a 10lb dog will be moving in a week from Friday.

795 a month.  less taxes and insurance (175)

less 8% PM

545 put 245 into the next roof or other minor repairs

300 cashflow
