Biggest issue is title insurance. But in Michigan the tax sales work a different way. You buy it you now own it

Used to have a house on Fielding. Could never find the best tenants for that property for some reason.

We also had one on Drayton and that seemed to be much better.

in Ferndale the closer to the center of the city the better.

Maybe they know the Detroit area is a lost cause. All our homes in the city are empty of the mechanicals and copper. The kitchen is gone in most of these homes.

I found one that has some possibilities. Offer of 20k.

3/1/1 vinyl siding on a slab

Dirty as hell. Redo the kitchen, all the floors, and paint everything that is going to stay in the house.

It is very dirty and needs a massive amount of cleaning. I will hire my 25 yr old cousin to rip out the carpet and flooring and kitchen.

Figure the kitchen will be 3k.

Paint 400

flooring (depends)

Already has breakers and grounded plugs so that is a big plus.

Furnace runs and water tank look good.

So #'s look good that the end price will be 39,900 after I am all done.

Well in a perfect world this looks good. But we all know its never perfect.

Rent in this area is $900 give or take

WOW that would never happen in the Detroit area. If they did they would need to print some more money to cover all those cost.

That surprises me that HUD would do that. Maybe in better areas.

When HUD comes here to do inspections for QC they don't even go into the city of Detroit

HAHAHAHA I am a HUD inspector and I can tell you that they need work. Hud does not "fix" much at all. They just make it safe and secure.

For example if the roof leaks all we call out for is a tarp to be placed on the roof. If there is a hole in the floor all we ask for them to do is cover the hole.

If there is a broken window all we ask for is that the window is boarded up. Windows and doors do not get fixed or replaced, they get boarded up to secure the property.

If there is any damage to the pipes all we ask for them to do is cap the lines so it won't leak if the water is turned on.

Just imagine how many HUD keys are out there. You can buy them online

Also just to add. I have a house in a nice neighborhood in Southfield. The previous owner must of loved tile and di the whole bottom. I am talking family room, living room, dining room, hell even the extra big room that has a fireplace. This has been a house that I have had for well over a year. It has not sold.

I would imagine that the tile is a big problem of why it has not sold. The cost of removing all that tile would be a huge pain in the budget.

do not put tile in the main living space. People will be used to seeing that in the living room here in Michigan.

I agree with traffic magic allure flooring. I have put that in people's property and then put in in my own home that I live in. It can take a licking and keep on ticking. I have 2 dogs and 2 cats and cleans up great. I use a brown sharpie if anything gets damaged. quick simple and a good price.
