Location plays a huge role in what tenants you have as options to rent your places. But there is certainly opportunity in those other markets as well.

I have 2 SFR's in Indiana that are doing fine. One is C class and the other I'd call a B-.

B- if you’re grading on a curve??

I think rentals will always matter but I do think the old saying location, location, location matters so much more now than ever. Most of my portfolio is B & C class properties in B & C areas. This pandemic has disproportionately affected lower income areas and I think it will take a while before these individuals get back on their feet. We are taking advantage of the hot market to sell our properties in C areas and will be looking to only add properties in A & B areas.

Good luck to you and everyone who is struggling. Hope you make it through because the investors that make it through this will have built the scar tissue to make it through anything.

We’ll be fine. Taking some lumps but we were prepared. I still have scar tissue from 2008. Thanks for the thoughts.

Section 8. Screen well, keep up on your property, and smile on the 1st of the month. Even during turmoil. At least that’s what I’m hearing.

I always smile. :)

I guess we will see.

All you can do is be prepared and most importantly be conservative, better to lose out on deals than lose money on deals when it does happen.

Wise words.

@Carol Houle
Do you think the switch to digital channels will move over to Real Estate? Will we see more utilization of online platforms to buy and sell?

Deferred means never have to pay right? :)

Having say that, I do want to reduce # of properties just so I can sleep better at night. I am wondering if using an online platform like roofstock is better than traditional realtor since they are tenant occupied right now.

I am not familiar with roofstock. You could probably sell them as a package to a local investor who would be ready to step in right away and take them over.
