The late-fees rule does give me pause, since I am typically looking to make a big incentive to pay on time. For now, I'm still looking to invest in Cincinnati, since I know and understand the neighborhoods and associated value/opportunity equation.  I may look to other areas later this year or next year however.

The security deposit item doesn't impact me, since I only own 10 units right now. But I had been thinking about switching to other forms of 'security' like this link below.

Definitely take your time to find a property, since values will most likely be coming down some this year as the economy slows. It can’t be an economic “squeeze” for you to make the numbers work today, because a  real, actual squeeze will most likely come in the next 12-18 months. (eg slightly lower rents, lower appraised values, reduced lending/capital availability). Just something to think about as the economy turns this year.

To me, the main “path of progress” opportunities in Cincinnati are from Mt Adams up to Kenwood (along Montgomery Road) —

  • Walnut Hills
  • East Walnut Hills
  • Evanston
  • Norwood
  • Pleasant Ridge
  • Silverton
  • Deer Park

Also improving neighborhoods due to city planning advantages/incentives:

  • Madisonville due to its adjacency to Hyde Park/Oakley, Indian Hill & Mariemont
  • OTR & West End

What type of rental demand is there in this corner of Walnut Hills?  (see red box in map below)   I understand East Walnut Hills (I think) and the gentrification underway there.  And I also understand the Class A demand in Walnut Hills (e.g., tenants in Windsor Flats, etc).

But -- is there a strong rental market for renovated duplexes and triplexes?   I'm working thru the economics of a couple duplexes/triplexes and thinking about what rent figures are reasonable/attractive to this neighborhood.

I can certainly build a longer term investment thesis around this area (in red), since it connects Mt Adams to East Walnut Hills. It might take a long while, but it does appear to be a "path of progress" connector between these 2 neighborhoors.

Any insight is greatly appreciated! :-)
