Could you sell wholesale to a builder who will build (at their cost) and then they can sell it (for a profit)?  Could you offer seller financing terms to prospective buyers? No one wants to be the only house in a huge "development" or live in one that's 10-25% built-out.  Maybe give lots to builders to build and then take the land cost on the back-end when they sell the home.  Just some ideas.  Try and create win-wins with others who could make money as well (i.e. builders/real estate agents)

Many land investors will seller finance the land to a buyer....yes, you'll pay more than retail and pay a higher than average interest rate.

There is also electronically notarizing that can be done (assuming the state and lender allow).  Websites like notarize can do this for you.  I sold a property while abroad and had to get the deed notarized.  Did it over webcam.

What Course did you decide to go with? Thoughts on it so far?  Let us know how the mailing goes.  As far as capital goes, there are plenty of deal partnering option available for land investors.

Thanks @darold for your input. We have a course now, selected a couple counties and will be doing our mailing this week. Now I'm thinking of the terms vs cash issue, I know my deals will sell quicker doing terms, but I may run out of acquisition money to keep buying land in the first place if I'm only doing several $200 per month terms versus getting those full cash sales. Will tackle it as it happens..
