The standard Realtor contract should have an inspection period that is blank where you can put in however many days you want for that.

check out lifeafarinvestments.com/  I have never worked with them, but I have met their owner and he's a nice guy.  They've been buying, selling, renting units in Medellin for years and cater mainly to foreigners.  They should be able to walk you through what's needed or point you in the right direction.

Where is the property in Colombia?  There are brokerages there that cater to foreigners that could probably help assist you with this.

You could advertise online (Facebook or Google) in their home country trying to capture people interested in moving to the USA.  Could advertise in publications/locations that they frequent.  Figure out what they would need/want in order to make the move easy and try and set all those things up (movers/lawyers/accountants/local food option/organizations).

I would suggest talking with a local professional there.  Some ideas could be to deposit in a bank there that also has branches in the US (examples being Scotia Bank and Citi).  You could also buy crypto with it and then sell in the USA for dollars.  All of these will come with a certain amount of cost.  Depending on how much money it is will depend on how many flags are raised.

They haven't had the correct info for Philly for a while.  Not sure why.  I have reached out to them but never heard anything back.  You'll need to get from a different list provider.

I'd talk with other banks/lenders.... That doesn't sound right to me.
