The auction I won was a reserve auction.  Before reserve was met it said you are high bidder but further down page said reserve not met.  Once I passed the reserve it said you are high bidder reserve met.  

I would speak to a attorney as local customs and laws are very different from location to location.

But In this case my opinion would be no they are not responsible unless you think it was done on purpose I would just chalk it up to the cost of doing business, and try to get that line adjusted permanently so it will never happen again

I have a tendency to look at the fire as a glass half full rather then half empty.  If properly insured.  Lost rents will be covered.  Fully renovated unit for the cost of the deductible.  Ability to get higher rents for newly renovated unit going forward.  Doesnt look to be too bad of a thing. 

I also have this question, how well does heat/cool transfer from room to room.

If the unit is in the living room is it going to freeze the living room out trying to maintain a reasonable temp in the other rooms
 

These houses are basic 4 squares. Kitchen and LR on left  2 bdrs and bath off a small hall on the right

Put the liability onto them.  Tell her you dont feel comfortable supplying the AC in her unit, as you dont want to be responsible for her health.  ask her to go get one of her own and maintain it herself. Take a bit of the rent to compensate her for the monetary outlay, if the window unit cost 200 then reduce rent by 20 per month for 2 years ect.

You will be required to be have a Real Estate brokers license to PM in Georgia.


What are the set back regulations on the property? It might or might not be possible.

Regardless of whether you choose to except the new tenant,  do not let the new tenant pay the deposit to the old tenant.  It would have to go through you!  

Do not except the new tenant with out giving you the deposit period.

Then you can give back the old tenants deposit as required - fee's, damages, lost rents due to improper notice ect. 

Also don't let new tenant move in until they pass what every back ground criteria you normally due. Just because the old Tenant recommends the new tenant doesn't change the fact you need to do your due diligents

I would contact the bank that holds the mortgage and ask them if the loan is Assumable and then proceed from there.
