@Scott Mac @Ronald Rohde I spoke with him already and he refuses to move. Not only that, he was incredibly rude. I really don't think this guy is living out of this car nor do I think he's casing any other building. From his vantage point, all you see is a QSR. The other parcels are on a elevated level of land so you can't really see them.

The parking lot is basically empty, just him. And traffic in the rest of the shopping center is very light. If he just wants to sit there, fine. But he has no right to harass the landscapers, that's the issue. For all I know, he's doing the same to other people.

That is my concern at the moment, that this guy is a nutcase and getting the police involved will spur him to do something crazy down the line. And I made the mistake of mentioning my relation to the property, so he's got a way to trace things back to me and my family if he's really off his rocker as you say. But at this point, what choice do I have other than getting the police involved? And if he is doing something illegal, and we don't do anything, that comes back on us. 

@Theresa Harris Unfortunately, that day, he was gone by the time police arrived. He did return yesterday however, and I do have a license plate number now.

@Ronald Rohde I am the common area manager, each building has it's own building manager. Since this person is in the parking lot, it's common area so I'm the only one involved. 

I'm assuming there are cameras everywhere, but I will have to double check with the developer to confirm.

@Matt Clark Thank you for the advice, I'll try not to stress out about it. He returned this morning but I was not notified until a few hours ago. I'll have to call the police tomorrow morning, I'm assuming he will be there again. I now have an accurate make/model of the car and his license plate.

@Scott Mac I thought so for a bit but he doesn't seem like someone living out of his car. Perhaps I am wrong but he didn't have to be hostile or harass the landscaping crew.

@Ronald Rohde He's quite a distance from any of the buildings so I'm not sure if building cameras can pick up the car. I have to check with the developer to see if cameras were installed on the light poles.

I have sweepers on the property there every day and they haven't seen the car in our parking lot since he left yesterday. Given his demeanor, I wouldn't be surprised if he moved elsewhere in the shopping center. My concern is that we're dealing with some psychopath who now has my license plate number since I parked my car in the same parking lot when I went to go talk to him. It's a crazy world out there, never know what people will do.

Thank you both. I have alerted PD dispatch and they're sending someone there to check out the vehicle. I requested a call back so hopefully this gets resolved.

Edit: According to the PD, the vehicle has left (go figure). Sadly, I neglected to get a license plate number. The landscapers are there frequently throughout the week so they will notify me when he shows up again and we'll have to try this again.

I agree with the general consensus of hospitality, retail, and office, but I'm surprised no one is talking about the impact on student housing. Colleges were some of the first institutions to close down, and many closed through the end of the semester before there were any other shut downs locally. During a recession, a lot of people go back to school. This may soften the impact some. However, a lot of the back to school people tend to be commuters, so I'm not sure about that. I'm not sure where student housing is headed, but I know I'm glad I sold my college town units a while back. I'm curious what everyone thinks about the student housing sector.

If this goes on for longer than expected and we hit a Great Depression scenario, I'm curious if this ends the dominance of higher education in general. Would such a dire scenario with millions unemployed for a prolonged period of time and digital changes to employment show people that's it's no longer worth it to get into a large amount of debt for a degree that hardly pays off? 

Depending on how long this goes on, this can make companies realize that they didn't need as many employees as before, even running at full steam, and that it's possible to have employees do many tasks at home and/or more remotely. How that influences higher education and the corresponding real estate associated with it will be interesting to see.

I'm the common area property manager for a shopping center here in California (my family owns the gym located within the shopping center, gym is currently closed due to COVID, parking lot is empty).

I received a call from our landscapers about a man who was harassing them, telling them they can't be spraying weed control whilst people are in their cars with the windows down.

I've noted that this car/individual has been there for at least the past month during prior visits but didn't think much of it at the time. My landscapers tell me that he gets there early in the morning and leaves late afternoon, staying in his car the entire time.

I approached the individual today and he was very hostile. He at first refused to tell me what he was doing there and told me that it was the landscapers harassing him.

Finally, after about 10mins, he told me he was monitoring the entire area, not just the shopping center. He had a computer and radio set up in the car.

I was tempted to call the police and confirm but I figured I'd come here first and see if anyone has had any experience with something like this before.
