I’ve been looking around town and would like something with a water view, preferably intercoastal and like the areas around perdido key. 2 bed/2 bath under 250k that needs rehab. This would be a primary residence for over 2 years then a vacation rental after that. Let me know if you have anything!

I am open to most areas but favoring the areas from downtown pensacola to perdido key. I am in the military and work on nas pensacola. I am open to all loan products, just want to find something that needs work to build equity.

Hey BP,
I am active duty military moving back to Pensacola for the next 3 years. I would like to do a live-in flip while stationed there with additional real estate investing on the side. What are the best areas in pensacola to target? I lived there a couple years ago but am only familiar with the areas surrounding the base.

I've used Big Red's Guaranteed Clean before during a finished basement remodel after water damage. They are able to clean as well as re stretch carpet. They did a great job on our house and were reasonably priced.

If the lease has expired it will automatically transition to a month-to-month lease. This requires a 30 day written notice in Nebraska. I would contact the tenant and let them know you intend to sell, you may get lucky and they may want to buy it from you. If they don't then give them notice over the phone and send a certified letter in the mail.

Hey @Chase Webster, I must have missed your post a couple months ago! Glad to see another Hellcat doing real estate. My wife and I just picked up our first rental in Council Bluffs and are looking to expand a lot this year. Let me know if you want to talk real estate sometime.
