Agreeable Gray is definitely a "taupey" gray. I prefer cooler grays, and have used all of the colors on the Passive Gray strip from Sherwin Williams.
Passive can look almost white in a brightly lit room, so I've been doing more Argos and Gray Matters lately.

This is interesting and I find myself struggling with some of the same concerns. I have, however, posted a map to BP of exactly where the last 100 or so deals I did were. For me, I decided that where I did deals was ok to share because there are other things that I can't or don't share. Knowing about a deal and putting a deal together are very different. Again, though, I do place limits on what I share with people since this is my livelihood and it's the livelihood of all of the other people that work for me.
Last thing that I'll share here is that I think a portion of the negativity in the responses comes from the way the OP was phrased. It came off as negative, leading people to defend themselves or their actions. A post written from a different angle, while still getting the general idea across, may have elicited different responses.

@Casey S. at least in Ohio, the realtor would still have to disclose his financial interest in the property to the current seller. If he is willing to not abide by that, I'd be worried about what else he was doing that's shady. As Tom points out, it appears that he's also trying to commit mortgage fraud.

@Jenn M. based on my experience, you're going to have a very hard time finding a deal that meets your criteria in most of the areas that you've mentioned with a total investment of $60k. Even harder given that your goal is to find a "light" flip. Finally, those kind of prices don't exist in 45208 and 45209. I am not attempting to discourage you, just trying to help you see why you're still hunting.
In another post, you mentioned that you have access to financing. That will help you achieve the goals that you've set out provided that it's reliable financing. What's your plan for contractors?

@Danny Gudorf have you called Mark? We've got a plumber we've been using recently that we're pretty happy with. Not the cheapest guys around, but they get to our projects quickly and we think they treat us right.
