Our lease break fee is just under 2x our monthly rent. Closing on the deal before the lease term is over seems likely and we're fine with breaking the lease if the numbers make sense.

My fiancee and I are ready to purchase our first investment property within a 50 mile radius of Denver, CO. Our strategy is to live in the property for a year while we save to purchase our next property.

We currently rent an apartment and our lease term is over in January of 2023. The closer to an early January 2023 move-in the better.

We've read it's ideal to have an agent and seriously start looking 4-6 months before you'd like to close. We know how competitive this market is and are wondering how much impact it should have on our timeline.

When should we start reaching out to prospective agents?
