Jon Klaus way too much... the first batch I think I put 25 hours into lol. That includes getting a free absentee owner list off my MLS (1800 names total that I will mail to over time) and formatting, writing and formatting the yellow letter, printing, writing the return and property addresses on the envelope, stuffing, stamping, and driving to the post office. I think it will take about 6 hours (hopefully less) for my next batch. I don't think I am going to write the return address and I will use a printed label instead, but, I still want to write the property address.

Once I get my first deal or two I will outsource or hire someone to help me.

Yellow Paper $0.02
Envelope $0.10
Ink $0.02
Postage $0.28
Total $0.43

If I got cheap envelopes I could go even cheaper ($0.35) but I got nice blue invitation envelopes

Brandon Turner You should definitely try it!!

Based on my research the response rate quoted for yellow letters is 5% to 15%. I've heard figures quoted for lead conversion from 1 to 20 to 1 to 50. I believe since I am brand new my conversion rate will not be as good, maybe 1 to 100.

So, with a conservative response rate of 5% for yellow letters and a newbie conversion rate of 1 to 100 I will need 100 leads divided by 5% or 2000 yellow letters sent for my first deal. That is kind of my expectation.

I sent out 300 last week and I plan to send out 300 per week (to start) from now on. I am doing other things too like bandit signs and knocking on pre-foreclosure doors; but, I am so inefficient and slow it will take time for me to get some momentum going.

The thing is, if 100 people try it, at least a few will get results and he can say it works. But I wonder how many? 25%? Less?
