Alex Hart I didn't give him a ballpark yet, but I told him it would be a lot less than $279k. Yes, bringing the comps is a good idea, will do that.

There is plenty of room between his loan amount and my asking of $120k ish, so I am not worried about that.

Okay, have an appointment with my first motivated(?) seller tomorrow. Pre-foreclosure with equity and needs to sell. He heard some crazy talk that it was worth $279k. I peg the ARV at $215 lol. But it needs quite a bit of work. I believe to get my fee and my buyers profit we will need to be at $120k to $130k. How do I get him to take that?!

Wait, that is not really a lead (a person you have already spoken to or have been contacted by)... its a new property owner that gets added to one of the above lists. Confused by the terminology. Sorry. :)

My understanding is that you should contact a lead every 30-60 days; but, for how long (assuming they don't ask to be removed from your list)? I was thinking the following:

1. Preforeclosure - Until they get foreclosed on or 6 months goes by

2. Probate - Until they sell or one year goes by

3. Absentee - Until they sell or forever (?)

4. Tax Liens - Until they are forced to sell or get caught up on payments

5. Code Violations - Until condemned or brought up to code

What do you guys think?
