It depends on what kind of market your in but going to the MLS is usually not the most efficient place to pull leads. The MLS is where homes go for retail, so you may want to think about incorporating that into your exit strategy as you start getting properties under contract

Thanks @Mindy Jensen, thats a good point. If thats true, it would be hard for me to understand being able to market someone elses business on ones property but not their own.
My street has a good amount of traffic. The reason the idea was attractive to me is that I know there are quite a few senior citizens around my neighborhood which could potentially be motivated sellers (and their friends and family that drive through the neighborhood). I havent asked my neighbors directly but will do so before trying (thanks for the advice). I know bandit signs are illegal in my area so I want to avoid any potential tickets if Im in the wrong.

Thanks for your input. I see people around my neighborhood marketing their business (roofing, plumbing, etc.) and thought it was a good idea.

Hello,
I have a question for everyone. Does anyone have any experience with putting yard signs in their front yard to market their business? I have yet to get a direct answer so Im hesitant to do so....does anyone have any experience with this they are willing to share?

Hello BP Community,
I have a question Ive been chewing on a few weeks and like to share with the community. I am a relatively new investor, my initial focus at the moment is mortgage assignments and wholesale deals. As Im growing an evolving my business the question about generating a more consistent cash flow (and not relying solely on closing on deals) is constantly jumping out at me.
So my question is, are there activities (or even ideas) anyone is doing with their business to keep money flowing in outside of closing on deals? Im not above any task, Im currently out cutting grass in neighborhoods around me (which I might add is great for driving for dollars and getting your name out) and doing some video editing on Craigslist when the demand is there.

In my opinion you will have to feel it out. But keep in mind as the housing prices go up, you are more than likely going to have more strict enforcement.

Hello everyone, I am a new investor and wanted to get opinions on the best way to build a relationship with a realtor and what terms realtors are use to working in. Should I be expecting to pay fees or can I work with them with the understanding they will get a cut of the deals they help me close on. My goal is to get access to expired listings, distressed properties in the MLS, and comps for properties I may be interested in investing in. Eager to get started but unfamiliar with the process.
